Yesterday’s Chiwawa Community Association Meeting
Yesterday the members’s meeting was held for the Chiwawa Community Association. It was a well attended meeting with over 65 voting members. I estimate about 100 people were in attendance.
Topics included voting on an amendment to the protective covenants, an update on the water system, a presentation from the Leavenworth hospital on ambulance and construction, election of board of trustee members, and other new business.
First, there was an amendment to the Protective Covenants that would change the covenants to allow low-impact service oriented businesses and clarified that residences could not be rented for terms less than 6 months. The vote in favor was 127 to 60. However, a majority of owners, or 153 votes, are required in order to pass an amendment. The amendment failed. That means the covenants remain unchanged and no commercial use of property is allowed in the community. Short term rentals as well as local business are still not allowed.
The water system update spoke to a few things that are being worked on. Some new wells are in the process of being brought on line as well as the project to raise the alkalinity of the water to reduce corrosion issues. The projects are related in that the new well supplies water with higher alkalinity than the existing wells. Also, the association is working on a project to update their water rights.
Existing board members seeking reelection were all reelected and two new board members were elected including myself and Judy Van Eyk.
Under new business, a motion was passed to do another mailing regarding voting on whether there is interest to put two items before the members in September. The items would be two amendments to the protective covenants, one allowing low impact business and another allowing or denying short term rental. Lastly, an advisory vote was taken asking the board to consider to not enforce the covenants against commercial use of any property until after the September meeting.
